Policies

We offer minimum stay of 3 and 2 nights depending on capacity and the time of year.  Most guest feedback suggests staying at least 3/4 nights for a truly satisfactory visit to Skye. Please read our policies before booking.

  1. ​​We operate a strict non-smoking policy throughout the property.  If evidence of smoking has been detected, your booking may be terminated. 

  2. We accept over 18's only (except over 15's as part of a family group using both rooms). Please enquire.

  3. On booking our rooms, you are entering into an agreement and booking for the number of persons stated in that room.  No extra persons will be accepted on the booking or on arrival.  Any booking will be void if this agreement is broken and any deposit lost/full payment taken. If a booking is made out-with our policies (ie an accompanying child is declared in additional requests), that booking will be cancelled and we reserve the right to withhold credit card charges that have incurred on any payment made.

  4. We do not accept bookings from third party agents - no commissions will be paid. Clients should book independently.

  5. We do not accept pets in guests accommodation.  If you wish to home-board your dog with us (Walkies Pet Services). This should be pre-booked with us in conjunction with your reservation for rooms.  We have a licence to uphold, therefore booking for this service is essential and subject to availability and information taken about your dog.

  6. Bedrooms in the Main House are accessed by a full flight of stairs - the private shower room/WC & living room are on the lower floor - this would not be ideal for those with mobility issues.  Please note that though Am Bothan Dubh is all on one level - there are still steps to negotiate to the main house.  Based on the layout, we are unsuitable for wheelchairs.

  7. We do not have any cooking facilities available for guests - food/drink preparation or eating hot food is prohibited in all guest accommodation.  We are happy to open up the dining room for you should you wish to bring in takeaway food.

  8. Damage/Breakages - Accidents can happen and we will reasonably repair or replace items to a reasonable degree. Should any serious damage or breakage occur to the fabric or contents of your accommodation during your stay - you will be charged for full repair/replacement.

  9. Elopements - any guests wishing to stay as part of a romantic elopement must please declare the arrival of any other services ie hair/beauty/photographers.  Permission must be granted and pre-arranged to avoid disruption to any other guests.

  10. All bookings are secured by a deposit to the value of one nights accommodation and all bookings are subject to our cancellation policy.

  11. Cancellation Policy:- If the booking is cancelled less than 21 days before arrival then a charge equal to the first night of the stay will be made. ie no deposit will be refunded.
    If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.
    If the booking is cancelled 21 or more days before arrival then a charge of £100 per room booked will be made. ie £100 retained from deposit paid per room upon original booking.
    In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

  12. Payment in full (pounds sterling - GBP) will be requested on day before check-out using our secure payment system/cash is also accepted. Most major cards accepted/not American Express.

  13. Check-in is between 4pm & 6pm - please note it is important to observe this rule whilst staying at a B&B. Guests must communicate if arrival is to be later. We are a team of 2, with no staff. We greet each guest personally on arrival.  

  14. Check-out is by 10am. This policy is strict unless we have pre-arranged with you on booking.
