We operate with a minimum stay of 2/3 nights. However, in the quieter months, we may consider one night stays, so please
give us a call/message to request.
We operate a strict non-smoking policy throughout the property. If evidence of smoking has been detected, your booking may be terminated.
We accept over 18's only (except over 15's as part of a family group using both rooms).
On booking our rooms, you are entering into an agreement and booking for the number of person stated in that room. No extra persons will be accepted on the booking or on arrival. Any booking will be void if this agreement is broken and any deposit lost.
We do not accept pets in guests accommodation. If you wish to home-board your dog with us (Walkies Pet Services). This should be pre-booked with us. We have a licence to uphold, therefore booking for this service is essential and subject to availability and information taken about your dog.
Bedrooms in the Main House are accessed by a full flight of stairs - the private shower room/wc & living room are on the lower floor - this would not be ideal for those with mobility issues. Please note that though Am Bothan Dubh is all on one level - there are still steps to negotiate to the main house.
We do not have any cooking facilities available for guests - food/drink preparation or eating hot food is prohibited in all guest accommodation. We are happy to open up the dining room for you should you wish to bring in takeaway food.
Damage/Breakages - Accidents to happen and we will reasonably repair or replace items. Should any serious damage or breakage occur to the fabric or contents of your accommodation during your stay - you will be charged for full repair/replacement.
All bookings are secured by a deposit to the value of one nights accommodation and all bookings are subject to our cancellation policy.
Cancellation Policy:- If the booking is cancelled less than 14 days before arrival then a charge equal to the first night of the stay will be made.
If the booking is cancelled less than 5 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 14 or more days before arrival then a charge of £100 will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.
Payment in full (pounds sterling - GBP) will be requested on day before check-out using our secure payment system.
Check-in is between 4pm & 6pm - please note its important to call us if arrival time is planned for later as we are a team of 2 and we like to greet each guest personally on arrival.
Check-out is by 10am.
Important Information - Ferry Travel
10th October - 27th March 2023 - As part of major infrastructure upgrade works being undertaken by The Highland Council, Uig Harbour will be closed for all ferry services to The Western Isles during this time. Service continuity plans are on going, please keep checking here for updates.
